Welcome to Budget Leases. These terms apply when you use budgetleases.com (the “Service”). By using the Service you agree to them. If you do not agree, please do not use the Service.

What Budget Leases is

Budget Leases is a free rental search index. We track publicly advertised rental pricing and building information across the US and link you directly to each property’s own website to apply or inquire. We are not a real estate broker, agent, or property manager, we are not a party to any lease, and we do not charge renters anything.

Listing information is informational only

• Prices, availability, floor plans, and other details change constantly and are provided as the latest information we have on record, without any guarantee of accuracy or availability.
• Always confirm current pricing and availability with the property directly before making any decision. The property’s own website and leasing office are the source of truth.
• We are not affiliated with, endorsed by, or sponsored by any property, property manager, or listing platform we link to.

Third-party content and photos

Building photos, virtual tours, ratings, and similar content belong to their respective owners (typically the property or its photographer). Where shown, they appear as attributed previews or embeds of what the property itself has published, to help you recognize the building, and we link you to the source. If you own content shown here and want it corrected or removed, use the “Report an issue” button on the listing or see our DMCA and content removal policy. Valid requests are honored promptly.

Accounts and alerts

• You are responsible for the accuracy of the email address you sign up with and for keeping access to it secure.
• You can unsubscribe from alerts or delete your account at any time.
• We may suspend accounts that abuse the Service (see below).

SMS messaging

If you give us your mobile number on a Budget Leases form, you consent to receive text messages from Budget Leases related to your request: a confirmation we received it, apartment options that fit your budget, answers to your questions, and one-to-one follow-up. This is a first-party program. We only text people who submitted their own number to us, and your consent is to Budget Leases alone. We do not text purchased or third-party leads, and we do not share or sell your number for anyone else’s marketing.

• Message frequency varies based on your activity and request.
• Message and data rates may apply, depending on your mobile plan.
• Reply STOP at any time to opt out, or HELP for help.
• Carriers are not liable for delayed or undelivered messages.
• If we share your contact info with a property you asked about, any further texting by that property is governed by the property’s own consent and terms, not this program.

Acceptable use

When using the Service you agree not to:

• Disrupt, overload, or attempt to gain unauthorized access to the Service or its infrastructure.
• Use the Service to send spam, harass anyone, or misrepresent who you are (for example, claiming a listing you do not manage).
• Resell or republish substantial portions of the Service as your own product.

Claiming a listing

Property owners and managers can claim their listing for free to add photos and keep details accurate. By submitting content through a claim you confirm you have the right to that content and you grant Budget Leases a non-exclusive license to display it on the Service. You can ask us to remove it at any time at support@budgetleases.com.

Our content

The Service’s original content (our guides, descriptions, design, and code) belongs to Budget Leases. Factual data (like prices and addresses) is not something anyone owns, and we make no claim over it.

Disclaimers and limitation of liability

The Service is provided “as is” and “as available”, without warranties of any kind, express or implied. To the maximum extent permitted by law, Budget Leases will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any decision you make in reliance on information shown on the Service. Our total liability for any claim relating to the Service will not exceed one hundred US dollars ($100).

Changes and termination

We may update these terms as the Service evolves; the “Last updated” date above will change when we do. We may modify or discontinue any part of the Service at any time.

Governing law

These terms are governed by the laws of the State of California, without regard to conflict of law rules.
