Missouri rent guide
Average Rent in Missouri by City (June 2026)
Data as of Jun 9, 2026 · 264 rentals across 48 Missouri cities
A one-bedroom in Missouri rents for about $1,097 a month right now, the median across the 152 one-beds we’re tracking. We use the median on purpose: the new Kansas City and St. Louis builds pull the “average” up and tell you nothing about a normal lease in Springfield, Joplin or St. Joseph, which run well below it.

The statewide figure masks Missouri’s split: a studio saves only about $101/mo over a one-bedroom, so the one-bed is usually the better deal. Going from a one-bed to a two-bed runs about $81 more a month, so a roommate makes a two-bedroom the per-person winner.

Sorted by each city’s overall median, so the value markets (Springfield, Joplin, St. Joseph) are up top and the affluent St. Louis suburbs at the bottom. Find yours, then check the one-bed and two-bed columns for the size you’re after.

How to read these numbers
“Typical” is the median across every unit we track in that city. The per-bedroom columns are the median for that floor plan, shown only once a city has at least three listed. We include cities with five or more live listings and leave out single rooms and senior housing. Everything refreshes when our data does (last updated Jun 9, 2026).
Frequently asked questions
What is the average rent in Missouri?
The median one-bedroom is about $1,097/mo right now; studios run ~$996, two-beds ~$1,178, and three-beds ~$1,580. We use the median, not the mean, so the new Kansas City and St. Louis builds don't skew it. Missouri is one of the more affordable states we cover, with the mid-size cities cheapest of all.
Is a studio cheaper than a 1-bedroom in Missouri?
A bit. The median studio runs about $101/mo under a one-bedroom; in many cities they overlap, so when they're within about $100 the one-bed usually wins.
How much more is a 2-bedroom than a 1-bedroom in Missouri?
About $81/mo more statewide. If splitting with a roommate is even a possibility, a two-bedroom usually beats renting a one-bed alone on a per-person basis.
