Most Apartment for Your Money: Best Square-Footage Value (June 2026)
Data as of Jun 8, 2026 · 292 cities ranked by price per square foot
The cheapest rent and the best value are not the same thing. A small apartment with a low sticker price can actually cost you more per square foot than a roomier place down the highway. So instead of ranking by total rent, this guide ranks Sun Belt cities by price per square foot, the truest read on how much actual living space your money buys.
Right now the best space-for-money is in Edinburg, TX, about $1.00 per square foot, where a typical apartment is 925 sq ft for around $1,000/mo. Notice these are rarely the flashy big metros; the best value tends to hide in mid-size markets where land is cheap and apartments run large.

How we measure value
For each city we take the median price per square foot across every apartment we track with a listed size, so a few oversized or tiny units cannot skew it. We include cities with at least eight listings that report square footage, and exclude single rooms and senior housing. Lower is better: it means more room for the same rent. Use it alongside the plain cheapest-cities rankings, the cheapest city and the best-value city are often not the same place. Refreshes with our data (last updated Jun 8, 2026).
Frequently asked questions
Which Sun Belt city gives you the most apartment for your money?
By price per square foot, Edinburg, TX leads right now at about $1.00 per square foot, a typical 925 sq ft place for around $1,000/mo. The full ranking is in the table above.
Why rank by price per square foot instead of cheapest rent?
Because a cheap but tiny apartment is not actually a good deal. Price per square foot tells you how much living space each rent dollar buys, which surfaces roomy, affordable cities that a plain cheapest-rent list completely misses.
Does the cheapest city always have the best space value?
No. The cities with the lowest absolute rent are not always the best value per square foot, and the gap is wide: the best value here is about $1.00 per square foot while the tightest market we track runs near $7.61, roughly 7.6x more for the same room.
