Data as of Jun 9, 2026 · 710 rentals across 91 Michigan cities

Michigan is one of the most affordable rental markets in the country, and the range within it is narrow compared to the coasts. The deepest value is in the older industrial cities (Saginaw, Flint, Pontiac, Warren) and the college towns; the priciest rents are in the affluent Oakland County suburbs north of Detroit (Royal Oak, Birmingham, Novi) and in Ann Arbor. We track every apartment we can find and rank the cities below by their typical rent, straight from live listings.

How we rank them

“Typical” is the median rent across everything we track in a city, so half the listings are cheaper and half pricier. “From” is the single cheapest unit listed right now. We include cities with at least five live listings and exclude single rooms and senior housing. Small-city medians can swing on a few listings, so the bigger markets are the most stable. Frequently asked questions

What is the cheapest city to rent in Michigan?

By typical (median) rent it's Saginaw, around $938/mo, then Flint and Warren. Michigan is affordable almost everywhere, and the deepest value is in the older industrial cities (Saginaw, Flint, Pontiac, Warren) and the college towns. The ranking rebuilds from live listings, so it moves with the market.

Where is rent most expensive in Michigan?

Royal Oak tops the list at about $1,895/mo. The priciest rents are in the affluent Oakland County suburbs north of Detroit (Royal Oak, Birmingham, Novi) and in Ann Arbor, where the University of Michigan keeps demand high. Even so, they are a bargain next to the big coastal metros.

Is Michigan a cheap state to rent in?

Yes, one of the most affordable we track. The statewide typical rent is well below the national average, and even the priciest Michigan cities undercut a typical apartment in New York, New Jersey or coastal California. If budget is your priority, Michigan delivers.

How do I find the cheapest rent in Michigan?

Start in the value markets at the top of the table below, filter to the bedroom count you actually need, and sort by price. The single cheapest unit in a city (the "from" price) is often hundreds below the median, so the specific building matters as much as the city.
